Ainsi, le co\u00fbt de la Stamp Duty pour un investissement en freehold de \u00a3492,000 est de \u00a314,600 auquel il faut ajouter \u00a311,010 de surtaxe \u00e0 3% pour un Buy To Let \u00e0 Londres, soit un total de \u00a325,610.<\/p>\n<p><strong>R\u00e9duction des abattements sur les int\u00e9r\u00eats d\u2019emprunt<\/strong><\/p>\n<p>Avant 2017, les propri\u00e9taires pouvaient d\u00e9duire de leurs revenus locatifs 100% de leurs int\u00e9r\u00eats d\u2019emprunt, ne payant leurs imp\u00f4ts que sur le b\u00e9n\u00e9fice d\u00e9gag\u00e9. Aujourd&rsquo;hui, l\u2019abattement fiscal est forfaitaire. Les propri\u00e9taires de Buy To Let d\u00e9duisent directement 20% du montant des int\u00e9r\u00eats d\u2019emprunt de leurs imp\u00f4ts. L&rsquo;impact fiscal est surtout perceptible pour les hauts revenus impos\u00e9s au-del\u00e0 de la tranche des 20%. A noter que les non r\u00e9sidents fiscaux UK d\u00e9tenteurs d&rsquo;un passeport UE peuvent encore b\u00e9n\u00e9ficier de l&rsquo;abattement de \u00a312,500 (personal allowance) sur leurs revenus fonciers.<\/p>\n<p><strong>Co\u00fbts de maintenance<\/strong><\/p>\n<p>Auparavant, les propri\u00e9taires pouvaient d\u00e9duire jusqu\u2019\u00e0 10% de leurs revenus fonciers au titre des co\u00fbts de maintenance, qu\u2019ils engagent ou non des travaux. Depuis Avril 2016, ce forfait a \u00e9t\u00e9 remplac\u00e9 par un abattement pour renouvellement du mobilier, et seuls les co\u00fbts effectivement engag\u00e9s pourront \u00eatre d\u00e9duits des revenus imposables.<\/p>\n<p><strong>Alourdissement des proc\u00e9dures administratives<\/strong><\/p>\n<p>Les propri\u00e9taires sont responsables depuis f\u00e9vrier 2016 de contr\u00f4ler que tous leurs locataires majeurs sont bien autoris\u00e9s \u00e0 s\u00e9journer au Royaume-Uni. Ils sont pour cela tenus de photocopier et conserver leurs pi\u00e8ces d\u2019identit\u00e9, sous peine d\u2019une amende de \u00a33,000. Parall\u00e8lement, afin de pr\u00e9server l\u2019accessibilit\u00e9 du march\u00e9 immobilier notamment pour les primo-acqu\u00e9rants, il est actuellement plus compliqu\u00e9 d\u2019obtenir un pr\u00eat pour un investisseur en Buy-To-Let, et l&rsquo;apport initial devra \u00eatre au minimum de 20%, voire 25% si l&rsquo;investisseur n&rsquo;est pas r\u00e9sident fiscal UK.<\/p>\n<p>Enfin, \u00e0 compter de 2025 pour les nouveaux baux, et de 2028 pour les baux d\u00e9j\u00e0 existants, les propri\u00e9taires de biens propos\u00e9s sur le march\u00e9 locatif au UK devront justifier d&rsquo;une note EPC de C minimum, ce qui impose dans les mois et ann\u00e9es \u00e0 venir d&rsquo;importants travaux de r\u00e9novation sur une grande partie du parc locatif londonien.
